Dermody Properties partners with WestRock for major build-to-suit lease in Wisconsin
Dermody Properties, a leader in the logistics real estate sector, is set to develop a significant new facility for WestRock, a global leader in sustainable packaging, at the LogistiCenter at Pleasant Prairie, Wisconsin.
WestRock has committed to establishing a Great Lakes regional corrugated operations hub, requiring over 580,000 square feet within Wisconsin’s only rail-served, build-to-suit logistics park. This move is part of WestRock’s strategy to enhance its manufacturing capabilities and meet the increasing demand from its customers in the Great Lakes region.
Neal Driscoll, Midwest Region Partner at Dermody Properties, expressed enthusiasm about the partnership: “We are pleased that WestRock is entrusting Dermody Properties to build its advanced manufacturing facility in southeast Wisconsin. We could not have scripted a better partner to kick off the park, and we look forward to working closely with WestRock and the Village of Pleasant Prairie to complete what we believe will be a best-in-class project.”
The Village of Pleasant Prairie, positioned at Wisconsin’s southern doorstep, has seen considerable expansion over the last decade, attracting businesses due to its favorable business climate, labor availability, and high quality of living. The establishment of WestRock’s new facility is expected to further boost local economic growth and job creation.
David B. Sewell, Chief Executive Officer of WestRock, highlighted the technological advancements of the new facility: “WestRock’s new corrugated converting facility in Pleasant Prairie will use state-of-the-art automation and enhanced capabilities to improve product quality and customer satisfaction. Efficient manufacturing operations generate less waste and reduce energy consumption, contributing to sustainability and further solidifying WestRock’s position as the supplier of choice.”
LogistiCenter at Pleasant Prairie is a planned three-building logistics center that will total approximately 2.38 million square feet of building space. It offers unmatched flexibility and capabilities, including rail service and substantial power capacity provided by adjacent substations and freshwater service from Lake Michigan.
Elizabeth Kauchak, Chief Operating Officer for Dermody Properties, reaffirmed the company’s commitment: “Dermody Properties is committed to creating state-of-the-art logistics spaces for our customers, and we are proud to be collaborating with WestRock to fulfill that promise through this build-to-suit project.”
This collaboration between Dermody Properties and WestRock not only marks a significant step in the expansion of logistics capabilities in Wisconsin but also reflects a growing trend of integrating sustainability into core business practices. As companies like WestRock prioritize eco-friendly operations and advanced manufacturing processes, they set new industry standards that could encourage other companies to adopt similar practices.
