Tata Housing introduces UberLuxe residences at Primanti in Gurugram

Tata Housing is strengthening the luxury proposition at its established Primanti development in Gurugram’s Sector 72, combining large-format residences with private spaces, extensive amenities and connectivity to major business districts.

Tata Housing Development Company is sharpening the luxury positioning of its Primanti residential development in Sector 72, Gurugram, with an UberLuxe proposition aimed at buyers seeking larger homes, extensive lifestyle amenities and greater privacy within a planned community. The development sits on the Southern Peripheral Road and spans approximately 36 acres, with an existing mix of apartments, penthouses, duplex residences and villas. Primanti was already an established project before the UberLuxe push, with Haryana Real Estate Regulatory Authority records identifying the development as a registered residential group-housing project under registration number 98 of 2017.

That distinction is important because the UberLuxe proposition is better understood as an effort to deepen Tata Housing’s presence at the upper end of Gurugram’s residential market rather than as the creation of an entirely new development. A September 2018 project overview described Primanti as a 36-acre residential community offering three- and four-bedroom homes, penthouses, duplex villas and other large-format residences. Haryana RERA documentation dated April 25, 2019 separately records project licences dating back to 2008 and confirms that portions of Phase 2 were registered under RERA, showing that the broader development already had a substantial regulatory and construction history by the time of the latest marketing push.

Why does the UberLuxe positioning make sense within Tata Primanti?

Primanti already covers a wide range of premium configurations, giving Tata Housing scope to segment the development further for buyers at different price and space requirements. Housing News reported in September 2018 that residences ranged from about 2,185 square feet to as much as 8,500 square feet, while indicative prices across the wider development then stretched from approximately ₹1.77 crore to ₹6.88 crore depending on configuration. The upper end included very large four-bedroom residences, making the project a natural platform for a more explicitly luxury-focused proposition.

The strategy also reflects a broader change in how high-end residential developers compete. Location and apartment size remain important, but buyers spending several crores increasingly compare developments on privacy, landscaping, club facilities, parking, access control and the quality of common areas. For Tata Housing, an UberLuxe identity allows Primanti’s larger units and lower-density formats to be marketed separately from the conventional apartment inventory while keeping them inside the same established development.

This approach could also help the company differentiate completed or advanced inventory at a time when buyers were becoming more selective about project execution. Gurugram recorded a sharp fall in fresh housing launches during the first quarter of 2019 while absorption improved, with ready inventory accounting for a significant part of sales activity, according to PropEquity data reported by Housing News. A separate April 2019 Anarock assessment cited by Hindustan Times pointed to leftover inventory and project delays as continuing challenges for the National Capital Region market.

What features were already setting Primanti apart in Gurugram’s luxury market?

Primanti was designed around a mixture of housing formats rather than a single tower-based apartment concept. The development included three-sided-open executive apartments as well as two-storey residences described as “Vertillas,” with features such as private gardens, plunge pools, personal elevators, skylight courtyards and remote-controlled basement parking. The broader amenity package included outdoor and temperature-controlled swimming pools, a clubhouse, gymnasium, tennis facilities, spa areas, landscaped spaces and other recreational infrastructure.

The wide variation in unit sizes was commercially significant because it allowed the developer to address several levels of the premium market without changing location. Smaller three-bedroom residences could appeal to buyers seeking the Primanti address and amenities at a lower entry price, while duplexes, villas and larger four-bedroom homes could be positioned toward households prioritising space and exclusivity. The UberLuxe proposition therefore gives Tata Housing a way to emphasise the latter group without separating those residences from the wider community.

Primanti’s landscaping was another important part of the product proposition. Contemporary project descriptions highlighted landscaped greens, tree-lined areas, water features and garden spaces inspired in part by Mughal garden design, alongside practical elements such as rainwater harvesting, power backup, basement parking, intercom systems and security infrastructure. Those features placed the development squarely in the segment where buyers increasingly expected the residential environment itself to form part of the value proposition rather than treating the apartment as a stand-alone product.

How advanced was Primanti by the time of the UberLuxe push?

Regulatory records show that substantial portions of the project were already well advanced. In an April 25, 2019 Haryana RERA decision concerning an apartment in Tower 5, the authority recorded that an apartment buyer agreement had been executed in January 2016 and that possession for the particular 2,550-square-foot unit had been offered on March 19, 2018 following an occupation certificate issued on March 9, 2018. The same order identified Phase 2 Towers 5, 6 and 7, executive apartments and executive floors as components registered under RERA number 98 of 2017.

For buyers considering premium homes, that stage of development could be commercially meaningful. Gurugram’s property market had experienced years in which construction delays and unfinished projects weighed on confidence, making execution visibility an increasingly important part of the sales conversation. Marketing high-end inventory inside a project where several phases had already moved through occupation certification therefore offered Tata Housing a different proposition from selling purely on architectural renderings or distant delivery promises.

The established nature of Primanti may consequently be one of UberLuxe’s most important selling points. Instead of asking buyers to evaluate only what a luxury project might eventually become, Tata Housing could point toward an existing development, completed components and amenities that were already substantially defined.

Why is Sector 72 important to Tata Housing’s Gurugram strategy?

Primanti occupies Sector 72 along the Southern Peripheral Road, a location designed to connect residential neighbourhoods with Gurugram’s employment corridors. A 2018 project overview highlighted links toward Sohna Road and National Highway 8 as well as access to major business centres, hospitals, schools, shopping areas and entertainment destinations. The development’s location therefore combines the relatively large land parcels available along Gurugram’s southern growth corridor with access to the city’s established commercial zones.

That connectivity is particularly relevant for the luxury segment because high-value housing increasingly competes not simply on distance from central Gurugram but on the combination of residential environment and travel time to employment hubs. Primanti’s 36-acre footprint gives Tata Housing room for landscaped space and multiple housing formats while the Southern Peripheral Road provides access to the wider road network. The UberLuxe positioning effectively tries to convert those physical attributes into a clearer premium identity.

The commercial test will be whether buyers are prepared to pay a significant premium for size, privacy and amenity density in a market where purchase decisions remain highly selective. Tata Housing has the advantage of an established project and a broad range of configurations, but high-ticket homes inevitably require a smaller and more demanding buyer pool. The UberLuxe push therefore represents less a conventional project launch than an attempt to extract greater value from Primanti’s most differentiated residences by presenting them as a distinct luxury proposition.
