Lovett Industrial breaks ground on 121 Logistics Park in Dallas-Fort Worth region
Lovett Industrial, a Houston-based real estate investment firm, has broken ground on 121 Logistics Park, a significant 27-acre urban infill development in the thriving Dallas-Fort Worth industrial market. The project, spanning 339,280 square feet, will consist of two Class A logistics facilities in Coppell and Lewisville, Texas. Strategically located off State Highway 121, the business park offers unparalleled access to one of the region’s most critical transportation corridors.
The two buildings will feature advanced logistics infrastructure designed to accommodate modern industrial demands. The first building, a 257,591-square-foot rear-loading facility, will offer a 36-foot clear height, 49 dock-high doors, and an expansive 185-foot truck court. It also includes a robust 7-inch reinforced concrete slab and at least 67 trailer parking spaces. The second building, spanning 81,689 square feet, will be front-loading with a 32-foot clear height, 18 dock-high doors, and a truck court ranging from 130 to 185 feet.
A leading industrial destination
According to Bennett See, the Dallas-Fort Worth Market Leader at Lovett Industrial, the location near the North DFW Airport submarket is considered one of the most desirable industrial hubs in the country. He attributed the success of the project to a collaborative partnership with the cities of Coppell and Lewisville. See emphasized the area’s unique appeal, citing proximity to executive housing, availability of skilled blue-collar labour, and high barriers to entry for competitors.
Set to be completed by the third quarter of 2025, 121 Logistics Park is expected to cater to a diverse range of tenants, with flexible space options ranging from 85,000 square feet to the entire 339,280 square feet.
Supporting infrastructure and partnerships
Construction financing for the project is being provided by Comerica Bank, with Bob Moore Construction serving as the General Contractor. Meinhardt & Associates Architecture is leading the architectural design, while Kimley-Horn & Associates is responsible for civil engineering. Adam Graham and Alex Wilson of Lee & Associates are managing marketing and leasing efforts, ensuring the property reaches its target audience effectively.
Expanding Lovett Industrial’s footprint
121 Logistics Park represents Lovett Industrial’s ninth development in the Dallas-Fort Worth region. Other projects, including Innovation Ridge Logistics Park and Garland Innovation Center, have collectively added over 5.4 million square feet of industrial real estate to the area.
Founded in 2020, Lovett Industrial has rapidly established itself as a major player in logistics real estate. The company focuses on developing and acquiring high-quality, strategically located industrial properties across 15 U.S. markets. Its current portfolio includes approximately 17 million square feet of completed, acquired, or under-construction assets, with an additional 10 million square feet planned for future development.
