Harworth Group secures planning permission for major rail-connected industrial hub in Leeds
Harworth Group plc, a pioneer in land and property regeneration, has received a green light from North Yorkshire Council’s Strategic Planning Committee to develop a significant industrial and logistics hub at the 185-acre Gascoigne Interchange site in Leeds. This approval is a crucial step in the Group’s strategy to expand its direct development of industrial and logistics spaces from its extensive land bank.
Details of the Gascoigne Interchange Project
The approved plan envisages the construction of up to 1.5 million square feet of Grade A industrial and logistics space, anticipated to generate up to £190 million in gross development value (GDV). The project will include seven units varying from 57,000 sq. ft. to 1 million sq. ft., all adhering to Grade A specifications. Construction is expected to commence in 2025.
Location and Accessibility
Situated in Selby, east of Leeds, the Gascoigne Interchange stands out as one of the region’s most strategically placed development sites, primarily due to its rail connectivity. Adjacent to the Sherburn Industrial Estate, the site offers direct access via Junction 42 of the A1(M) and includes an extensive array of rail sidings alongside Network Rail’s Leeds to Hull mainline. This feature will enable future occupants to leverage the existing rail connection for various uses, including low-carbon freight movement.
