KB Home launches Genoa luxury residences at Orchard Hills in Irvine

US homebuilder KB Home has opened the Genoa project, an enclave of luxury residences, for sale with a starting price of $1.7 million, at Orchard Hills in Irvine, California, located in the Orchard Hills community.

The gated neighborhood provides a private entry and is near Meadows at the Groves, comprising resort-style amenities, including swimming pools, a spa, parks, trails and paseos.

Located within the Villages of Irvine and, Genoa at Orchard Hills is in the vicinity of various dining and entertainment places. The area is said to have abundant outdoor recreational opportunities, with parks, public golf courses and protected open spaces for year round enjoyment for residents.

Also, Orange County theme parks such as Disneyland Resort are near Genoa, which is conveniently located to Interstates 5 and 405 and also State Routes 133 and 241 for easy access to John Wayne Airport, Corona del Mar and Balboa Island.

KB Home plans to construct 110 homes at Genoa at Orchard Hills, in three two-story floor plans in the range of 3,550-3,950 square feet. The Genoa homes have up to five bedrooms and four-and-a-half baths with design characteristics like ground floor bedroom suites, elegant master suites, sleek gourmet kitchens, and open lofts. Each new Genoa home will come with a private yard to enable the residents space for hosting their own entertainment.

The KB homes at Genoa at Orchard Hills will also feature a standard solar power system and WaterSense branded faucets and fixtures. The KB homes at Orchard Hills will built to be energy and water efficient and have good indoor air quality.

The energy- and water-saving features at the Genoa homes are expected to save buyers $1,872-$1,944 a year in utility costs, based on the floor plan. Furthermore, buyers will have the scope to ramp up the number of solar panels on their new home to enable further reduction in their utility bills.
